The Mille Lacs Band of Ojibwe, Community Development office will be accepting sealed bids for redrawing our existing Walnut, Birchwood, Tamarack, Cedar and Sugar Maple single family house plans. Plans shall be updated as described and shown on provided plan revisions for each, including building and energy code updates. Create and supply pdf files for each set of plans. Completed plans will be provided to and owned by the Mille Lacs Band of Ojibwe. Bids will be due Wednesday, March 29, 2017 at 3:00 PM.  Bids received will be opened and qualified by the Mille Lacs Band of Ojibwe on Thursday, March 30, 2017 at 8:30 am.

Work Scope:

  1. WALNUT Plans: Update plans as detailed below and as shown on provided plan modifications. Contractor to ensure all plans are updated to the 2015 MN Building Code and Energy Code. Code changes shall take precedence over any conflicting information.  Please contact Project Coordinator with any such discrepancies. Create and supply pdf files for complete set of plans for Walnut Garage Right, Walnut Garage Left, Walnut Right Without Garage and Walnut Left Without Garage.
  1. Elevations: Label one-piece corner trim to be Certainteed or L.P. Smartside. Make note that entry doors are to be installed with storm door per MLB Spec Book.
  2. Front Elevations: All gables on front elevations should show vinyl shakes.  Some show lap siding on attached garages. Show 6” painted trim board on garage below shakes.
  3. Sheets 2-4: Delete all references and details for storm shelter.
  4. Foundation Plan: Delete 4’x4’ concrete pad for mechanical room. For the patio slab make note of the 4’x4’ frost protected stoop. Install remainder of the patio slab around the stoop.  Include expansion joint between the new stoop slab and surrounding patio and to see specification sheet for patio sizing. All concrete slabs and exterior concrete to be reinforced with #4 rebar @ 24” on center. Foundation flashing detail to show 6 mil poly slip sheet on exterior and 1” R5 foam board insulation on interior.
  5. Main Floor: Delete rear entry to mechanical room and revise as shown with entry through the modified laundry room. Note that garage walls are to be framed w/ 2”x6” studs @ 16” o.c. Also, show garage floor w/ #4 rebar @ 24” o.c. reinforcement.
  6. Clarification: When garages are a selected option, install electrical panel and low voltage panel in garage instead of laundry room.
  7. Sheet 4: Delete alternate method for passive radon mitigation system.
  8. Cross Section A: Pre-fabricated Roof Trusses: Provide Trusses with 12” energy heel sufficient to install continuous R-49 attic insulation.  Contractor to have truss manufactures layout shop drawings on site, showing code compliance and bracing information for inspections.  Any truss repairs shall be accompanied by signed repair design documentation from the truss supplier. Change attic insulation to R49 and wall to minimum of R21. Add 6 mil poly slip sheet to exterior foundation detail with 1” R5 Insulation on interior of foundation.
  9. Create and provide whole house wall bracing analysis.
  1. BIRCHWOOD Plans: Update plans as detailed below and as shown on provided plan modifications. Contractor to ensure all plans are updated to the 2015 MN Building Code and Energy Code. Code changes shall take precedence over any conflicting information.  Please contact Project Coordinator with any such discrepancies. Create and supply pdf files for complete set of plans for Birchwood Garage Right, Birchwood Garage Left, Birchwood Right Without Garage and Birchwood Left Without Garage.

  4. Front Elevation: Delete louvers from gable ends.  Delete wood post column at front entry (verify with truss manufacture).  Front entry door with storm door per 2016 specifications. Change window size to be 42”x42.” Show 6” painted trim board on garage below shakes.
  5. Foundation Plan: Delete references to construction joint. Install full depth frost footings.  Coordinate dimensions with Drawing A3. For the patio slab make note of the 4’x4’ frost protected stoop.  Install remainder of the patio slab around the stoop.  Include expansion joint between the new stoop slab and surrounding patio and to see specification sheet for patio sizing. All concrete slabs and exterior concrete to be reinforced with #4 rebar @ 24” on center.
  6. Main Floor: Make changes as shown in provided modified plan, which includes: swapping kitchen and living room areas; updated kitchen cabinet specs; enlarging the front entry closet; changing swing of front entry door; enlarged now living room window; modified laundry room layout; straightening the back wall of the garage; and providing entry door to the mechanical room from the garage.
  7. Master Bedroom Closet: Change 4-0 bi-fold door to 4-0 pre-hung double outswing door.
  8. Bedroom Closets: Change 4-0 bi-fold doors to 4-0 pre-hung double outswing doors.
  9. Front Entry Closet: To be 2-6 pre-hung door.
  10. Front Entry / Laundry: To be 3-0 pre-hung door swinging into front entry.
  11. Bathroom: Delete chase next to shower and master bedroom.  Move shower unit over and widen the linen closet.  Re-locate back wall of linen closet chase to accommodate access to both shower valves.  Change bathroom entry wall to 2×4.  Change bathroom/ laundry wall to 2×6.
  12. Change size of exterior concrete patio to 12’ x 12’.
  13. A4: Wall & Foundation Details:
  14. Locate 2” R10 rigid insulation on foundation wall on the exterior of the wall. With 6 mil poly slip sheet.
  15. Add 1” R5 rigid insulation on interior of foundation wall.
  16. Install 2” rigid foam insulation under concrete floor slab. With 6 mil poly over 4” radon rock bed.
  17. Install filter fabric over all drain tile rock beds.
  18. Panelboard C.B. #9.  Change to 20 amp in Master bedroom. Combine front entry exterior light and garage front exterior lights to be on the same switch (3-way).  Switch locations in garage and front entry.
  1. TAMARACK Plans: Update plans as detailed below and as shown on provided plan modifications. Contractor to ensure all plans are updated to the 2015 MN Building Code and Energy Code. Code changes shall take precedence over any conflicting information.  Please contact Project Coordinator with any such discrepancies. Create and supply pdf files for complete set of plans for Tamarack Garage Right, Tamarack Garage Left, Tamarack Right Without Garage and Tamarack Left Without Garage. All plan sets to include lookout and walkout details.

  3. Adjust kitchen elevation 2/A1:  Install dishwasher between kitchen sink and patio door.  Delete the 21” 4 drawer base cabinet.  Extend countertop and install dishwasher end panel.  Where dishwasher is not supplied, install 24” base cabinet.  Change upper cabinet from 18” to 21”.
  4. Foyer Closet: Delete 4-0 bi-fold door and replace with double 2-0 pre-hung door unit.
  5. Upper level bedroom closet: Delete 6-0 bi-fold door opening and replace with two 2-6 pre-hung door units.
  6. Master Bedroom closet: Delete double 4-0 bi-fold door openings and install 2) 4-0 pre-hung double outswing door units.
  7. Upper level hall closet: Delete 2-6 bi-fold and install 2-4 outswing pre-hung door unit.
  8. Stair Sections: Delete oak rails and balusters.  Frame with half walls and oak cap boards.
  9. Adjust stair well opening and landings accordingly to accommodate current stair code requirements.
  10. Delete patio door and deck.
  11. Add 60”x42” window on wall opposite the kitchen area.
  12. Lower Level Floor/ Foundation Plan (Lookout):
  13. Lower level bedroom #4 closet: Delete 4-0 bi-fold door opening and replace with 4-0 pre-hung double door unit.

  5. Foyer Closet: Delete 4-0 bi-fold door and replace with double 2-0 pre-hung door unit.

A version of plan will be prepared and sent to the Owner for review and correction. Upon approval of a draft plan, the drafter will complete the remaining versions of the plan set. All completed plans will be supplied to the Mille Lacs Band in both AutoCAD and pdf versions. Completed plans will be the property of the Mille Lacs Band of Ojibwe. The drafter waives any copyright claim to completed plans. The Owner, the Mille Lacs Band of Ojibwe, will be given consent by the drafter to reuse and reproduce plans; as well as, make future additions or alterations to plan sets. The drafter shall complete and supply all plan sets to the Owner no later than 6 weeks from the date of final contract approval.

COMMUNITY DEVELOPMENT/PROJECT MANAGEMENT RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS FOR ANY REASON.

 Bidding notes:

  1. Submit a signed project bid form with lump sum amount for completing each house plan, and provide a standard hourly rate, as well.
  2. All Contractors must provide the following along with their bid submittal:
  • Signed project bid form.
  • A copy of Current MLB Vendor’s License (or a copy of the submitted application)
  • A current W-9 form (if new vendor)
  • Copy of authorized signature sheet (if not on file)
  1. Firms must be licensed with the Mille Lacs Band of Ojibwe. A copy of this license (or the license application) must accompany each bid. Licensing process can take several weeks. If you are not currently licensed with the MLBO, please submit a copy of your license application along with your proposal.
